Sales Brokerage Fee

This is the brokerage fee charged when a property sales agreement is successfully concluded.

Brokerage Fee Overview

Brokerage Fee (incl. tax): Percentage of transaction price 3.0% (+ 7% tax)

Minimum fee: The minimum brokerage fee is set at THB 100,000 (+ 7% tax).

Example: In the case of a transaction price of THB 3,000,000

3,000,000 × 3.0 = THB 9,000,000

Since this amount is below the minimum fee, a brokerage fee of THB 100,000 (7% tax) will apply.

Yes, it is possible. Even if the property has damaged furniture or interior deterioration, YU RISE conducts an on-site assessment and proposes appropriate solutions for sale. Please feel free to consult us even if other agencies have declined your property.
Q2. Can I sell my property without traveling to Thailand?
Yes. By using a power of attorney, the sale process can proceed without you visiting Thailand. We also support you with document preparation and procedures. Please note that certain documents may require notarization in your country
Q3. Can you manage the property until it is sold?
Yes. Our property management service includes cleaning, basic maintenance, and communication with potential buyers until the sale is completed.
Q4. How long does it usually take to sell a property?
This depends on factors such as location, pricing, and market conditions, but many properties are sold within approximately 3 to 6 months. If speed is a priority, we can also propose a direct property purchase option.
Q5. Is the property appraisal free of charge?
Yes, the appraisal is free of charge. You can easily request it via email or LINE. There is no obligation to proceed with a sale after the appraisal.

The brokerage fee is 3.0% of the transaction price.
