Q1. Can I request property management even if I live overseas?
Yes. Even if you live in abroad, our local staff handle rent collection, maintenance, and move-out settlements on your behalf.
Q2. How is rent remitted to the owner?
Rent is remitted on a quarterly basis.
Example: Rent collected from January to March will be remitted around mid-April.
Detailed statements and payment reports are sent by email each time.
Q3. What happens if repairs or issues occur?
In the event of equipment failure or issues such as water leakage, our local staff will respond promptly. Repair estimates and reports will be provided to the owner before proceeding, when necessary.
Q4. How and when should the management fee be paid?
Payment can be made by bank transfer or cash. As a general rule, management fees are paid annually in advance.
Q5. Can you also handle payments such as common area fees and utilities?
Yes. We can handle payments for common area fees, property tax (generally once a year), as well as monthly utilities, internet, and other necessary maintenance expenses.
Q6. Can you handle move-out settlement and restoration?
Yes. We handle move-out inspections, deposit settlement, and any necessary repairs or cleaning. If costs are incurred, we will inform the owner in advance before proceeding.
Q7. What support is provided at contract renewal?
At renewal, we handle negotiations with tenants and prepare renewal documents on your behalf.
Q8. Can I cancel the management contract mid-term or receive a refund?
As a general rule, refunds are not available for early termination during the contract period. However, special circumstances may be discussed on a case-by-case basis.
Q9. Which areas do you cover for property management?
We manage properties in major Bangkok areas (including Sukhumvit, Sathorn, Riverside, Rama 9, and Srinakarin), as well as the entire Si Racha area.
Q10. Can I request management or repairs without being in Thailand?
Yes. By signing a power of attorney, owners residing outside Thailand can request our services. Rent remittance and repair approvals are handled, and all processes can be completed online.
Q11. What does vacancy management include?
We conduct regular inspections, ventilation, light cleaning, plumbing checks, and replacement of consumables.
This helps prevent property deterioration and ensures a smooth transition when leasing resumes.
