Rental Brokerage Fees

Brokerage fees apply when a rental contract is successfully concluded. For both residential and commercial properties, the brokerage fee is generally paid by the property owner, and there is no brokerage fee charged to tenants. Please note that the fee rate may vary depending on contract terms and duration.

Q2. Can I secure a property before arriving in Thailand?
Yes. We offer online viewings, allowing you to check properties via video calls even if you are outside Thailand. Contract procedures and move-in preparation can also be supported remotely.
Q3. What documents and costs are required when signing a lease?
Typically, required documents include a copy of your passport, a long-term visa for Thailand, employment details, and an emergency contact. Costs usually consist of a security deposit equivalent to two months’ rent and one month’s advance rent. We also assist with contract review, translation, and payments
Q4. How long is the standard lease term?
One-year contracts are standard in Thailand, though shorter terms such as six months may be available depending on the property. Please feel free to consult us if you require a short-term stay.
Q5. What should I do if a problem occurs after moving in?
If issues such as equipment malfunctions or water leaks occur, YU RISE will coordinate with the landlord or management company on your behalf. Repair arrangements and cost confirmations are also handled.

Yes. We support lease renewals, negotiation of terms, move-out scheduling, and confirmation of deposit refunds, ensuring a smooth and worry-free process.
